service
Ducted air conditioning systems are valuable investments that boost comfort and add value to homes and offices, especially in warmer climates. Unlike split or box units, which are ideal for maintaining the temperature in smaller areas, a ducted air conditioning system allows for individual temperature control across multiple rooms in the entire property. While skipping regular maintenance may not immediately cause the system to fail, it can lead to increased operational costs, reduced airflow, potential health risks, and even a shorter lifespan for the unit as it struggles to circulate air through clogged filters.
Hidden Dirt and Debris
As ducted systems are spread throughout the property, it’s not always obvious when they need a clean or service. In addition to outdoor dust, which can be tracked indoors, dirt also accumulates from household sources like pet hair, skin cells, carpet fibers, and clothing. Over time, filters may clog with dust and dirt, causing the unit to work harder to cool or heat spaces, which leads to higher energy bills. Dirty filters also impact air quality, posing potential health risks, especially for those prone to allergies, asthma, or respiratory issues.
Maintaining Office Ducted Systems
Ducted systems are also commonly used in office environments, where continuous use and higher occupancy rates can quickly accumulate dust and allergens. Without regular cleaning, employees may be exposed to pollutants that can affect their well-being and, subsequently, their productivity. Health issues among staff can result in increased sick leave and decreased productivity due to poor indoor air quality.
Common Signs of Needed Cleaning
Over time, you may notice dirt or mold buildup around air outlets, and filter housing frames may gather dust or even cobwebs. To ensure efficient operation, it’s best to clean ducted systems during peak seasons, such as summer and winter, when they are used most intensively.

Our Ducted Cleaning Process:
- Pre-inspection: We thoroughly check and test the ducted system before cleaning (non-functional units are not serviced).
- Protective measures: Waterproof tarps are placed over any furniture or floors beneath the return air filter and housing.
- Photo documentation: Before-and-after photos highlight the cleaning results for our clients.
- Filter maintenance: We clean filters or replace old and damaged ones, with replacements available at an additional cost.
- Filter housing: Covers are removed and washed where possible.
- Sanitization: We sanitize the return air housing and spray an anti-bacterial solution through the duct system to purify air outlets.
- Reassembly and drying: All parts are reassembled, and any moisture is dried to prevent residue.
- External unit inspection (ground level):
- Damaged insulation around copper piping or electrical conduits.
- Any airflow obstructions (e.g., pet hair, toys).
- Exterior coil cleaning to remove dirt or animal fur.
- Removal of any grass or weeds around the unit.
- Cleaning of mold or grime on the compressor and fan blades.
- Completion: Clean up the work area, schedule the next service, and provide a contact card and service sticker with recommended service dates.
